The Build Begins
Having access to the builders schedule so you know whats coming and can make informed decisions because remember once the tradesmen are onsite they are ready to go and if you have not set out your requirements clearly the builder will default to what they know best. Be there before hand know what your options are, do you research and lean on your builder.
Because the builder isn't going to call on the team to come back after they have completed, this would cost them a lot of money to have them back on site, so be sure to know a head of time what your requirements are, options available, discuss it through with your builder and then make sure everyone is on the same page don't assume. You need to be reviewing materials, dimensions or options before decisions are made because its too late or too costly once trades are onsite and orders placed by the builder.
Always remember time is money for tradies as soon as they can they'll be off-site onto the next job.
Be onsite daily chat and ask questions. I loss count of the amount of times a tradesmen would start bringing up a whole host of questions after prefacing the conversation with "we are all good mate nothing to chat about here".
Building Schedule
This building schedule is to provide you with some insight into the work that was carried out but more importantly when in the build so you can better understand the builders schedule.
Site Setup/Preliminaries
- As required to meet council requirements in accordance with plans supplied.
- Scaffolding as required to complete the project only.
- Homeowners Warranty insurance.
- Temporary wall to separate work site from existing living area.
Demolition
- Demolition existing rear garage as marked on plan.
- Demolition of existing rear subfloor as marked on plan.
- Demolition of existing rear walls as marked on plan.
- Demolition of existing rear ceiling frame as marked on plan.
- Demolition of existing rear roof frame as marked on plan.
- Removal of existing roof tiles as required and save on site for reuse on new roof frame.
- Demolition of existing fibro asbestos eave sheets.
Excavation
- Excavation as required to engineer's details for new stormwater system.
- Excavation as required for the replacement of the existing sewer line from council main.
- Excavation for new concrete footings as to engineers details for new extension as required.
- Excavation for new concrete slab to storage area under new terrace.
- Excavate for carport slab as required.
- No allowance for excess spoil to removed from site
Concreting
- Supply place new concrete slab on ground as per engineer's details for storage area under terrace.
- Supply and place new concrete footings as per engineer's details.
- Supply place new suspended concrete slab on Bondek as per engineer's details for extension including steps as marked on plan.
- Supply placen new concrete slab on ground to carport as per engineer's details.
Windows/Glazing
- Supply and install Aluminium windows and doors as per window quotation.
- Supply and install 4 Velux skylights
Structural Steel
- Supply and install structural steel beams and connections as per engineer's details.
Pest Control
- Supply and install Kordon termite barrier to new suspended slab as required.
Carpentry
- Supply and install new MGP10 H2 internal wall frames as per architectural drawings.
- Supply and install new MGP10 H2 ceiling frame to new extension as per architectural drawings.
- Supply and install new MGP10 H2 roof frame to new extension as per architectural drawings.
- Supply and install new MGP10 H2 roof frames to carport as per architectural drawings.
- Supply and install new eave frame and sheet as required to new extension as required.
Carpentry Internal Fit Out
- Supply and install new internal timber door jams x 2.
- Supply and install new internal flat hollow core doors x 2 as per architectural drawings.
- Supply and install new internal flat hollow core sliding doors x 2 to laundry.
- Fit only new standard internal door hardware as required and supplied by client.
- Supply and fit new skirting boards to extension to match existing as required.
- Supply and fit new architrave to 2 new doors as required to match existing.
- Fit only bathroom and laundry accessories as required and supplied by client.
Bricklaying
- Supply and lay bricks to new extension sub floor walls to match existing.
- Supply and lay bricks to new internal and external perimeter walls to match existing.
- Internal living area walls north and west walls to be laid as face read for painting.
- Patch brick existing walls if required door change as per architectural drawings.
- Place feature brick as required to doors as requested by client to be determined on site.
- Supply and lay bricks to existing walls to form bedroom 3 as per architectural drawings.
Roof Plumbing
- Supply and place new ace Half round gutter and down pipes as required.
- Supply and place new clip lock metal roofing and blanket insulation including flashings to carport and terrace as per architectural plans.
Roof Tiling
- Supply and install new roof tiles to entire roof as required.
- Supply and install new sarking to entire roof as required.
- Supply and install new timber roof batons to entire roof as required.
Plumbing
- Disconnection of existing services for demolition.
- Supply and installation of new host, cold service to new bathroom and laundry connecting to existing.
- Supply and installation of new sanitary drainage to bathroom and laundry.
- Supply and installation and 100 mm sewer line from existing water board riser.
- Installation only of sanitary fixtures and tapware to bathroom & laundry.
- Supply and installation of new storm water system as per engineer's plan.
- Supply and installation of new 2000 litre storm water tank.
- Supply and install 1 standard pump and tap within 3 m of stormwater tank.
Electrical
- Fire and power electrical quote attached.
Air Conditioning
- No allowance.
Insulation
- Supply and install sound screen wall batts to new timber walls.
- Supply and install new ceiling batts as required to extension ceiling.
Internal Linings
- Supply and install new 13 mm plasterboard to new internal ceiling and walls as required.
- Supply and install new 10 mm aqua check plasterboard to new terrace and carport ceilings.
- Supply and install new 10 mm aqua check to bathroom and laundry walls.
- Supply and install new 90 m cove cornice to new areas where required.
- Set and sand all areas ready for painting.
Waterproofing
- Supply and install sika polyurethane waterproof membrane system to bathroom and laundry as required.
Tiling
- Supply labour only to lay tiles to bathroom & laundry.
- Supply glue, sand & cement for all areas requiring tiles.
Joinery
- No allowance made.
Painting
- No allowance made.
Landscaping
- No allowance made.
Fences
- No allowance made.
Floor Coverings
- Concrete polishing to living and dining as required.
- Concrete polishing to terrace as required.
Rubbish Removal
- All rubbish will be removed from site upon completion.
Cleaning
- Initial builders clean will be carried out on completion.
