Council Approval
Council approval takes time as there is a series of documentation required that you need in order to finalise your Development Application (DA). The process for me took three (3) months after submitting all the documentation and getting approval from Bayside City Council.
Your builder won't be able to start work on your house extension without our council approval.
Some of the items from the package of documentation my draftsman submitted to the council for the DA included:
- Floor plans : overall dimensions of the floor plans for new build.
- Elevations plans : showing north, east, south and west elevations of the build along with colours and materials to be used.
- Structural certificate : confirms the property is structurally adequate to carry the proposed additional loads from the proposed alterations.
- BASIX certificate : confirms that the proposed development will meet the NSW government's requirements for sustainability.
- Sewer diagram : in this diagram it shows the private wastewater pipes on the property.
- Electrical layout : an electrical circuit diagram to highlight all light fixes, power points, smoke alarms, exhaust fans .etc
- Window/door schedule : highlighting all the individual windows and door dimensions.
- Engineering plans : stormwater drainage plan, footings plan and concrete ground floor slab plan.
All I wanted to highlight here is it's a process to submit this documentation and in my case took months in order to receive approval from council for my Development Application.
